The chart above contains a plot of the development of The Sea Ranch between 1965 and the beginning of 2004. The number of houses built and under construction at year-end is given on the vertical axis and the year on the horizontal axis. At the end of 2003 there were 2292 lots at TSR including the seven additions on the Transfer Site. The drop from lot totals of the previous year represents lot consolidations. As of June 2004 the total lots on TSR stood at 2289 which reflects three additional lot consolidations between December 2003 and June 2004.

It is not possible to present a plot showing the number of completed houses at TSR at the end of a year because the data are not available for the first 15 or so years of development; the records of those years list only the number of houses under construction at year-end.

A sharp increase in the number of houses starting in 1992 is due to the construction of 30 additional units in Unit 35D by Sea Ranch Village Inc. This complex consisting of a total of 45 units has over the years variously been called employee housing, low cost housing, affordable housing and currently the Sea Ranch Apartments. Construction of the 30 units and replacement of a unit finished earlier that had been destroyed by fire was completed in the Spring of 1997 and thus took about 5 years.

In 1992 the number of houses under construction reached an all time high of 127. As of June 2004, it was 54; and the total of all houses built or under construction reached 1668. Thus there were 621 undeveloped lots as of June 2004.

House Size at The Sea Ranch 1994-1999

The table below shows that the average "living area" of all houses constructed during the six-year period is 1,952 square feet (sq. ft), probably not what most would consider excessive. However, four of the twenty seven houses started in 1998 exceeded 4,000 sq. ft in total living area, thereby effecting the average for that year, and perhaps contributing to the perception that TSR houses are getting larger. In contrast, only two of thirty six houses in 1999 exceeded 3,000 sq. ft., and none exceeded 4,000 sq. ft.
